The most common cause of cracks in the foundation is improper setting. The setting of the foundation usually depends on several factors such as the type of the soil, air pockets in the ground, and improper maintenance. There are two broad categories in which the foundation repair techniques can be grouped; deep and shallow. Deep repairs involve pushing of steel piers into the ground to facilitate the transfer of the weight of the building into the soil. The method is preferred for a foundation that experiences recurrent problems because of the nature of the ground. There are two types of deep foundation repairs systems namely helical and push piers. Helical piers are usually screwed deep into the ground to transfer the weight of the building to a more stable layer of soil. The helices rings are responsible for the transfer of the weight. Push piers are also referred to as resistance piers and are pushed into the ground against the weight of the structure. The piers are always pushed to the ground until it reaches a point that the soil is strong enough to resist the weight exerted on the piers by the building. The piers can either be mounted on the sides of the foundation or under the middle of the foundation.

Shallow repairs are recommended for the lifting of loads that are less concentrated such as the floor slabs. The system of repair is more economical and reliable as compared to the deep repair systems. The repairs in this systems can either be achieved through either foam jacking or slab jacking. Foam jacking is meant for supporting the weight of the different sections of slabs. The method involves the injection of high-density polyurethane into the ground which in turn expands and pushes the ground back to the required levels. Slab jacking is used for supporting concrete slabs outside the structure. The technique involves the injection of sand-based grout under foundation to fill the voids causing the cracks and eventually raise the foundation.
